Situated above Cooten Bay on the north shore of Tortola, AnaCapri Estate is a property of unparalleled privacy and stunning ocean views. From its vantage point, you have a 180-degree view of Guana Island, Great Camanoe, Virgin Gorda and several white sand beaches of the north shore. The access road to AnaCapri is entirely paved, with no steep inclines or sharp bends, this is rare in the BVI. AnaCapri Estate is at the end of the road and therefore has no passing traffic. Once through the electric entrance gate, even before you have parked your car under the covered carport, you are greeted by gentle breezes and a remarkable ocean view.

Natural rock steps and pathways wind through the one-acre lot and lead you through the lush, tropical gardens with mature landscaping and abundant flowers. A seating area shaded by bougainvillea is situated adjacent to the main entrance and makes a perfect spot for morning coffee. Stroll under the flame-coloured Flamboyant trees and collect mangoes, limes, lemons, coconuts and bananas for breakfast. Olive, almond and orange along with local fruits of guinep and soursop all thrive in this tropical secret garden.

The house features a total of four bedrooms with the added flexibility of an office that can be used as a fifth bedroom. A total of ten guests can be accommodated comfortably. Two equal size bedrooms are situated on the first floor and each with its own ensuite bathroom, balcony and air-conditioning. The second floor houses the spacious master bedroom complete with large ensuite bathroom featuring double vanities and its own shaded terrace overlooking the pool terrace which can be reached by a private staircase. Adjacent to the master is an office with a murphy bed and the same sensational sea views. The lower level offers a self-contained studio suite, with open-plan bedroom and kitchen, bathroom and laundry facilities, and has its own private entrance. The studio is ideal to be used as a nanny-suite or even an AirBnB rental.

The spacious and open plan living area comprises a generous kitchen with vaulted ceiling, living room and dining room. Doors open onto the large, shaded terrace which has a staircase leading to the pool terrace and covered al fresco dining area. This blend of indoor and outdoor living is a focal point of AnaCapri’s design. A laundry room and half bathroom complete the first floor. The freeform infinity edged pool is heated and benefits from constant breezes. There can be no better place to relax and admire the flamingos in the nearby Josiah’s Bay salt pond or watch for whales as they migrate through the channel below.

Inspired by an enduring love of Italy, the owners have included Mediterranean influences throughout the property such as a mural commissioned from an artist in Positano, hand-blown glass light fixtures from Murano and stained-glass windows on the interior staircase. The finest materials have been used throughout, such as the granite countertops which feature in the kitchen, laundry room and bathrooms. When furnishing the house, the owners sought out custom-designed mahogany furniture and doors from the Dominican Republic. The floors are tiled with Golden Tuscany Travertine from Romania, installed by Romanian craftsmen who flew in for the installation.

As aesthetically pleasing as AnaCapri is, this house has also been equipped with every possible practicality. There are plentiful storage areas that can be locked off (unusual for a rental property), a generator to power the entire house, an ultraviolet water filtration system for the 40,000-gallon capacity cisterns and a 10,000-gallon grey water cistern, a home theatre and Sonos system and a security system with remote monitoring.

The column design and Mediterranean details are the work of architect Kevin Qualls of St Thomas. Such is the resilience of the design, and the quality of the building materials used that AnaCapri is a structurally solid and sound house, that withstood category five Hurricanes Irma and Maria of 2017 with no damage. So much so that the BVI Government used the house to accommodate visiting personnel in the hurricanes’ aftermath because it was one of the few houses on the island that was fully operational.

Since its completion in 2013, the house has been successfully rented as a luxury short-term vacation villa. Repeat guests return regularly and most stay for at least two weeks. The house is being sold fully furnished and can continue as a rental for buyers who are seeking an investment property. The villa has already hosted two weddings and therefore this additional revenue stream has the potential for development.
