Pebble Beach Cottage  –  Obtaining an existing island property with waterfront access, dock facility and ample room to build another house is rare but very sought after in the Virgin Islands. On our day of shooting there were three mega yachts in the bay beyond Soper’s Hole Marina and a strong breeze blowing through the house and making us want to linger while spending more time on the deck and the beach below. It is easy to imagine the lights of yachts shimmering in the twilight with drinks on the dock or under the swaying palm trees of this seaside property, while appreciating the tranquility of watching sunrise and sunset from your own private beach.

There is a welcoming lawn across a stone driveway and plenty of space for parking. Small trees and bougainvillea adorn the property and behind there is endemic shrub and bush, offering additional privacy. Looking out from the property, it is surprising to see that although at the remote end of a busy marina this cottage can be so completely secluded from any other site yet retain access to those nearby amenities.  It is truly in a world of its own.

 

At forty years young, the main house consists of two bedrooms and one bathroom, living quarters and an airy kitchen that looks onto a covered outside dining/living area. Stone work is prevalent outside and the interiors are of concrete walls, low ceilings, large window openings, complete with custom-built mahogany shutters. As the shutters remain high in the wall and throughout, continual breezes flow through easily and the house stays comfortably cool. Satillo tiles are present in the living room and master suite.  The house will be sold semi-furnished. Both town and cistern water are available with full power and wi-fi facilities.

 

Towards the back of the building is a meandering stone walk-way leading to a small classroom, originally used for home schooling the original owner’s children.  Following tradition, it still serves the same purpose for the current tenants who, when not studying their books, are often found snorkeling on the pristine nearby reefs or playing with the family of wild dolphins who often frequent the waters just off the private dock of this quaint residence.  The upper classroom/office offers a fantastic view over the bay.  Although only a small concrete building, complete with separate outhouse, this additional building could serve as a private office, should the property to be kept as is.

 

The potential, however, is to expand on the existing property and use the current cottage as a boat or guest house. There is substantial draft off the dock to hold a bigger vessel and make use of leaving straight from your house to go for a sail or jolly to other islands. The convenient facilities of Soper's Hole Marina offer provisioning and restaurant facilities nearby.  The primary views are lush undeveloped hillsides of the National Park on St. John through the opening in the channel between Little Thatch and Frenchman’s Cay with dramatic views eastward toward the gift shops of Frenchman’s Cay and the distant lights of St. Thomas and numerous undeveloped islands between.  In essence, the advantage of Pebble Beach is the privacy and waterfront location that is rare in Tortola as ready as this is and at such a the price. Location, location, location was our statement on the first review of this property which remains very much the same.  Timeless days spent by the water at a waterfront property, secluded and your very own.
